Privacy Policy

This page explains what information we collect through this website and when you work with us, why we collect it, and what we do with it, in plain English.

Who we are

Team Rivera is a real estate team, Steven Rivera and Rose Rivera, with Keller Williams Points North. When this policy says "we" or "us," that is who we mean. When it says "you," we mean anyone who visits this site, contacts us, or works with us as a client.

What we collect

What you give us. When you send the form on this site, you give us your name, email, and anything else you choose to add: a phone number, what you want to do, a property address, your timeline, and a message. When you call, text, or email us, we keep that conversation. If you become a client, we collect what the transaction needs, such as property details, showing schedules, and the documents that go with an offer, a listing, or a closing. If you check the consent box on the form, we also record that you agreed to calls and texts, the exact wording you saw, and when you agreed.

At our open houses. When you sign in at an open house, on our tablet or on your own phone from the code at the door, you give us your name, mobile number, email, your timeline, whether you have a home to sell, and whether you are working with an agent (and if so, their name and brokerage). If you check the consent box, we also record that you agreed to calls and texts, the exact wording you saw, and when you agreed.

On our buyer wish list. When you fill out our buyer wish list, we collect your contact details, how you prefer to be reached, and your home search criteria (such as price range, towns, size, features, and timing), and we use them to set up and manage your saved search in OneKey MLS, whose OneHome portal sends you new listings that match.

What your browser tells us. Like any website, this one logs basic technical information, such as IP address, browser type, pages visited, and time stamps, to keep the site running and secure. While you browse, the site also remembers in your browser session which page you arrived on, the site that sent you, and any campaign tags in the link. If you send the form, those details go with it so we know how you found us. They are cleared when you close the tab.

We count visits with our own cookie-free analytics, which runs on Cloudflare. For each visit we record the page, the site that sent you, and an approximate city worked out from the network. This analytics never records IP addresses or anything you type into a form, and we do not use it for advertising.

What we do with it

• To answer you. Replying to your request by phone, text, or email, and setting up a consultation, a valuation, or a showing.
• To follow up after an open house. Sending you the property details, following up about the home and our services, and, only if you checked the consent box, calling or texting you. Reply STOP to any text to stop texts, or HELP for help. Message frequency varies, and message and data rates may apply.
• To do the work. Listing and marketing a home, searching for a home, preparing offers, and coordinating a sale through closing.
• To run the business. Record keeping, compliance with real estate law, and resolving any disputes.
• To improve the site. Understanding which pages people use and how they found us.

We do not sell your information, rent it, or trade it. If that ever changes, we will change this policy first.

Who we share it with

• Keller Williams Points North, our brokerage, which keeps transaction records as New York real estate law requires.
• Google, for email, for the spreadsheet where form requests are recorded, and for Google Analytics and Google Ads, described below.
• Our client database providers, Supabase and Follow Up Boss, which store form requests and open house sign-ins so we can follow up. They hold the data for us and do not use it for themselves.
• We never share your mobile number or your text consent with anyone for their own marketing.
• Cloudflare, which hosts this website.
• The other people in your transaction, such as attorneys, lenders, inspectors, and the other agent, only as your purchase or sale requires or as you ask us to.

This site uses the Meta Pixel, run by Meta Platforms, to measure visits from our Facebook and Instagram ads. It records that a page was viewed or that a form or open house sign-in was sent, along with device and usage data such as your browser and IP address. Form contents are never sent to Meta. To opt out, block or clear cookies in your browser, or change your ad preferences in your Facebook or Instagram settings.

This site uses Google Analytics, run by Google, to understand how people use the site and to count form requests. It records the pages you view, how far you scroll, links you click that leave the site, that you started or sent a form, the site that sent you, and device and usage data such as your browser and approximate location. Google uses your IP address to estimate that location, and Google states that Google Analytics does not log or store IP addresses. Form contents are never sent to Google. Google handles this data for us as a service provider, and we keep it for 14 months.

We also use Google Ads to measure which of our Google ads lead to inquiries. When you send a form after clicking one of our Google ads, Google Ads records that the ad led to a form request, using a cookie and device data. Form contents are never sent to Google. We do not use Google remarketing, which shows our ads to people who visited this site. If that changes, we will update this policy first.

We may also share information when the law requires it, such as a subpoena or court order, or to protect our rights and our clients.

Cookies and browser storage

The site keeps the visit details described above in your browser's session storage, not in a cookie, and they are gone when you close the tab. You can block or clear site data in your browser settings.

Two conveniences stay in your browser's local storage, on your device only. If you change the text size, the site remembers your choice. If you start one of our forms and leave before sending it, the site keeps what you typed so it is there when you come back; nothing in it reaches us until you send the form, sending it clears it, and it is dropped after 14 days. A form can also be cleared with its Clear the form link, or with your browser's site data settings.

Our form uses Cloudflare Turnstile to tell people from automated submissions. It runs in the background, may set a cookie for that purpose, and sends Cloudflare technical details about your browser and connection. See Cloudflare's privacy policy for how they handle that data.

The Meta Pixel sets cookies to measure which Facebook and Instagram ads lead to visits and inquiries. You can block or delete these cookies in your browser settings.

Google Analytics and Google Ads set cookies to tell new visits from return visits, count form requests, and measure which of our Google ads lead to inquiries. You can block or delete these cookies in your browser settings.

Your choices

• Access and correction. Ask what we have about you, and tell us to fix anything that is wrong.
• Deletion. Ask us to delete it, subject to the records real estate law requires us to keep.
• Stop hearing from us. Reply STOP to any text, or tell us by reply or email, and we will stop reaching out.
• Google Analytics and ads. Install Google's opt-out add-on at tools.google.com/dlpage/gaoptout to turn off Google Analytics on every site you visit. To manage the ads Google shows you, use myadcenter.google.com.

Security

We take reasonable steps to protect what we hold, including encrypted connections and limited access. No system is perfect, and if a breach affects you, we will tell you as the law requires.

Children

This site is for adults. We do not knowingly collect information from anyone under sixteen. If you believe we have, email us and we will delete it.

Changes to this policy

We update this policy when our practices change or the law requires it. The effective date at the top shows when the current version went live.
