Plainview is a hamlet in the Town of Oyster Bay, on the Nassau County side of the Suffolk County line. It borders Bethpage, Hicksville, Old Bethpage, Syosset, and Woodbury in Nassau, and Melville and West Hills in Suffolk. The name comes from the view across the Hempstead Plains from the top of the Manetto Hills.

Plainview has no single main street. Its shopping is spread across centers such as the Morton Village Shopping Center, the Manetto Hills Shopping Center, and Plainview Centre on South Oyster Bay Road, and the hamlet has office parks too. The main park is the Plainview-Old Bethpage Community Park on Washington Avenue, with a pool, ball fields, courts, and trails through its woods. Also on Washington Avenue, Manetto Hills Park keeps the former Shattuck Estate as an undeveloped nature preserve, and Borella Fields on Plainview Road has ball fields and a playground.

Plainview grew from farmland into a suburb in the years after World War II, and most of its housing dates from that building boom: split levels, ranches, capes, and colonials on neighborhood streets. A handful of newer planned communities went up later on the last large parcels, and they differ from the rest of the housing here. We compare each house with sales that match its era and setting.

Plainview has no LIRR station of its own, so riders use a station in a neighboring hamlet, such as Syosset on the Port Jefferson Branch. By car, the Long Island Expressway crosses Plainview and meets the Northern State Parkway near the county line, and Old Country Road, Manetto Hill Road, and South Oyster Bay Road carry local traffic.
