Garden City is an incorporated village in Nassau County, almost entirely in the Town of Hempstead, with a small area at its northern tip in the Town of North Hempstead. It was laid out as a planned community on the old Hempstead Plains, and it sits just south of Mineola, with the village of Hempstead next door.

Franklin Avenue is the village's main commercial street, where the big department store buildings of years past now hold offices and medical space. The Garden City Hotel stands on its original grounds among many of the village's early Victorian homes, and the A. T. Stewart Era Buildings, a group of the village's original buildings, are listed together as a national historic district. The village runs its own parks, including Garden City Community Park with the village pool, Edgemere Park, Hemlock Playground, Rainbow Monument Park, Triangle Park, and the St. Paul's Recreation Complex, and Roosevelt Field Mall is close by.

Garden City was built to a plan and kept to it with strict zoning, so its streets stay orderly from one section to the next. The housing spans the village's history: Victorian homes near the hotel, early estate homes on Fourth Street, colonials and Tudors from the village's growth years in Garden City Estates and the eastern section, and split levels and ranches from after World War II in the outer sections. The Mott Section stands out for its parallel, semicircular streets. With that much range, we compare each house with sales from its own section.

Stewart Manor, Nassau Boulevard, Garden City, and Country Life Press stations, all on the LIRR's Hempstead Branch, sit in the village, and Merillon Avenue, on the Main Line, sits partly within it. By car, Stewart Avenue is the main east and west road, Clinton Road runs north and south, and Old Country Road, Franklin Avenue, and Cherry Valley Avenue cross the village.
