What Kinds of Homes Are in Centerport, NY?

Homes in Centerport fall under the Town of Huntington's zoning code, which defines one-family dwellings and allows accessory apartments in some residence districts under conditions. Centerport Harbor is one of five Town harbors, so water details matter for some addresses. We check each address's zoning and waterfront questions with you before you tour.

Where is Centerport, and what is the setting?

Centerport is on the North Shore of the Town of Huntington, in Suffolk County. The Town counts Centerport Harbor among five harbors along its North Shore: Cold Spring Harbor, Lloyd Harbor, Huntington, Centerport, and Northport.

That matters when you are comparing homes. Some addresses sit on or near the water, and others do not. Water access, a dock, a bulkhead, or a view all change what you ask about a house, so we sort that out early in a search.

If you want to see how neighboring harbor areas read on our site, the Huntington community guide and the Northport community guide cover the downtowns and harbors of the Town of Huntington.

What is a one-family home under the Town code?

The Town of Huntington zoning code, Chapter 198, defines a one-family dwelling as its own category of building. In plain terms, it is a house built as one dwelling unit, not a multi-unit building.

When you tour, the practical step is to confirm which category the house is legally treated as. A listing description and the Town's records are not always the same thing, so we ask you to bring the question to your attorney, and we look at the address with you.

The same code sorts homes by residence district, and each district has its own rules for what can be built or added. Two houses that look alike can sit in different districts.

Can a Centerport home have an accessory apartment?

Sometimes. The Town code allows an accessory apartment in a residence district, but only when the conditions the Town sets are met.

That is a reason to ask three things about any house with a second kitchen, a separate entrance, or a separate apartment:

  • Is the apartment permitted for this address, or was it added without approval?
  • What conditions does the Town attach to it?
  • Does the seller have the paperwork that shows it?

An accessory apartment needs its own permit from the Town, and that permit has its own rules when a house sells, so ask your attorney how it applies to the address.

Your attorney can confirm what the records show, and the Town of Huntington is the place to confirm what the zoning allows. We do not give legal advice, and we would rather you ask these questions before you make an offer than after.

What should I ask about a home near the harbor?

Water changes the checklist. For a home on or near Centerport Harbor, ask:

  1. Does the property have its own dock, mooring, or bulkhead, and who maintains it?
  2. Is the property in a mapped flood zone, and does that change what insurance requires?
  3. How does a boat reach open water from here?

The last question has a record behind it. The Town reports that Suffolk County Public Works dredged the channel from Northport Bay into Centerport Harbor in December 2014. If boating is part of why you are looking, ask the Town and the seller's attorney what the current channel and permit situation is for the specific address.

Your inspector, your attorney, and your insurance agent each cover part of this. We help you line up the questions so nothing falls between them.

How do we search for homes in Centerport?

We search listings across OneKey MLS, the multiple listing service that covers Long Island and Queens, and set up alerts so new listings that fit your search reach you quickly. That includes homes listed by any brokerage, not only Keller Williams.

Before we tour, we go over a written buyer agreement at the first consultation. It explains how we work together and how compensation works, and we answer every question before you sign. You can read how that works on our buying page.

Once you have an accepted offer, New York moves to attorney review and a signed contract. We lay out that stretch in What Happens After You Accept an Offer in New York?.

What do we check with you before a tour?

For each Centerport address you like, we walk through the same short list:

  • The zoning district and what it allows.
  • Whether any accessory apartment, addition, or finished space has its paperwork.
  • Waterfront features, if any, and who confirms their condition.
  • What your inspector should look at, since a licensed home inspector looks at the structure, roof, and major systems.

We also help you read the inspection report and decide what to ask the seller for, if anything. To browse other towns, start at the communities page, or reach us any time through the contact page.
